Reservation Agreement: By confirming your reservation, you agree to abide by the following house rules: Guests should be a minimum of 25 years in age or accompanied by a parental guardian, and are kindly asked not to reside within a 50-mile radius of Nashville. 1. Cherished Decor and Responsibility: This home boasts unique decor and upscale furnishings from top-tier retailers. We kindly request that you treat the house with care and responsibility. It is a place of artistic elegance, not a venue for wild gatherings or disregard. If these expectations are unclear, we encourage you to reconsider booking this property. Any linens, towels, pillows, or other items provided in the AirBnb that are found damaged will be reported to AirBnb and reimbursement will be pursued for the price of replacements +$100 for our time. 2. No Parties or Unregistered Guests: Parties or large events are strictly prohibited. Only guests included in the reservation are permitted inside the house, and access codes should not be shared with anyone outside your immediate party. 3. Booking Guest's Responsibility: The guest who books the house is financially and legally responsible for the behavior of all occupants. Please ensure all guests in your party are aware of these house rules, and the booking guest must be staying on-site. 4. Respect for Neighbors and Quiet Hours: We are situated in a residential area, and we respect our neighbors' rights to peace and privacy. Quiet hours, as mandated by Nashville law, are between 10pm and 7am. Please avoid making noise in outdoor areas during these hours and ensure that neighboring residents are not disturbed. Urinating outside or anywhere on the property is not allowed. There are four indoor toilets available for your use. 5. Noise Ordinance Compliance: Nashville enforces a strict Noise Ordinance. If the police are alerted due to noise disturbances, you may be cited and face substantial fines. Police visits for disturbances or noise will result in immediate eviction without refunds. 6. No Smoking or Vaping: Smoking or vaping is prohibited anywhere on the property, including decks, porches, and grassy areas. Smoking is only permitted in the alley near the carport, away from the main premises. Evidence of smoking indoors may incur an additional cleaning fee. 7. No Illegal Substances or Activities: No illegal substances or criminal activities are allowed on the property. Violation of this rule will lead to eviction without refunds. Please comply with all applicable laws and remember that marijuana, whether medical or recreational, is not legal in Tennessee. 8. Security and Safety: Lock doors and close windows when you leave. The rooftop deck must be handled with care to prevent damage. Do not engage in any activity that could compromise safety. 9. Cleanliness and Spills: Clean up spills promptly using provided cleaning supplies. Do not use vacuum cleaners for liquids. Please dispose of used cleaning materials appropriately. 10. Device and Property Integrity: Disabling or tampering with security devices or smoke detectors will result in immediate eviction. We will promptly address device issues to maintain property security. 11. Fire Pit Safety: The rooftop deck's fire pit operates on gas and should not be used for cooking. Do not put anything in the firepit. Avoid climbing or sitting on the edge of the balcony. 12. Towel and Linen Use: Use towels and linens exclusively for personal hygiene, not cleaning. Do not move furniture within or outside the house, or take items off the walls or shelves. 13. Decorations, Glitter and Confetti: No glitter and confetti is allowed. Avoid using adhesives or pushpins on walls. Exterior decorations are not permitted. If glitter and confetti are found, it will be reported to Airbnb and reimbursement will be pursued for the amount of $500 and our time $100. If walls are found to be damaged by tape, pushpins, or similar items, it will be reported to Airbnb and reimbursement will be pursued for the cost of repairs (depending on the severity of the damage). 14. Additional Cleaning Fees: Excessive cleaning or bio-hazard cleanup may incur additional fees. Notify us of any breakages to facilitate timely replacements. 15. Pet Policy: Pets are allowed on a case-by-case basis with prior approval and a $300 pet fee per stay. Pets must not be on furniture, should be crated when unattended, and waste must be disposed of in the designated bins. 16. Child Safety: The property is not child-proofed. Guests with children assume responsibility for their safety, including street access, cleaning supplies, and potentially toxic plants. 17. Photography and Vendor Approval: Commercial photography or vendors require written permission. All vendors, including chefs and decorators, must be pre-approved and insured. 18. Parking: Limited parking is available - one vehicle on the street and one in the designated carport. Do not leave valuables in your vehicle, and lock all doors. 19. Check-In and Check-Out: Check-in is at 4pm, and check-out is at 11am. Early check-in and late check-out are not guaranteed. Please do not access the house or property before the official check-in time. 20. House Maintenance: Leave the house in the same condition as when you arrived. Dispose of any personal items and clean up thoroughly before departing. Use the provided trash bins for disposal. We appreciate your respect for these house rules and your commitment to a pleasant stay for all guests.

The entire house is available to use except for the closet which stores the owner's personal belongings & cleaning supplies for our staff. This closet is locked, located on the main level.
